If you took a stroll through Little Easton today, past the quiet hum of Duck Street, you might spot someone standing outside a garden gate, clutching a set of brochures and taking a very long, deep breath. They aren’t rushing. They aren’t frantically checking their watch or worrying that someone else is going to nip in and secure the house before they’ve even seen the kitchen.

We are seeing some truly stunning homes find new owners, like the beautiful Croys Grange in Great Easton which recently sold for £1,825,000, but these big wins are happening amidst a backdrop of high competition for sellers. Currently, about 6 homes are finding buyers every month across the whole CM6 2 area. With 88 homes to choose from, only about 7% of the total stock is changing hands each month.

If you are thinking of selling: You need to be the "best house on the street." Because there are 88 properties competing for attention, yours needs to look its absolute best and be priced sensibly. It’s not about the pace of the market right now; it’s about winning a beauty pageant against high competition.

You can view a property twice, bring a builder along for a look, and really think about whether it’s the right move for your family. You have more power to haggle than you’ve had in a long time because the housing supply is so healthy.
If you’re staying put: Don’t worry about the higher stock levels. A market with plenty of choice often means a more stable one. While there is a high volume of properties currently for sale, the area remains a highly desirable place to live—we're just seeing a period where everyone is taking a beat to make sure they get their move exactly right.
